OUR STORY
We started BT Grace Homes with the intentions of building quality custom homes that meet the latest code standards. We came from a remodeling background so we would get to see the older construction methods and what had worked and what had failed over the years. With our need to constantly improve and learn we found ourselves learning more and more about building science and the better methods that had been developed and built off of old methods that work.
It is extremely easy in Texas to become a home builder. You essentially can become a home builder with no testing, license, training, or even a basic certificate of any kind. You have to use licensed trades for Electrical, HVAC, and Plumbing, but outside of those trades and passing city/county/HOA inspections there are no other requirements. We thought because we were building to the latest code we were building very good homes. But I could still see flaws and issues with some of the assemblies. These assemblies worked fine and were acceptable but I knew we could do better.
The book that started all of this for me was written by Allison Bailes III, PHD titled “A House needs to Breathe… Or Does It?”. We have always heard a house needs to breathe to be able to stay dry but that is the wrong advice. The house really needs to be as air tight and water tight as possible and then you control the indoor air quality with the HVAC system, Dehumidifier, and ERV. This not only gives you a much higher quality build but also much more comfort inside your home with less energy bills and usage.
Each of the concepts I have learned and implemented have increased the efficiency of our homes and the quality. We are currently working on getting certified as a Phius Certified Builder. The learning never stops and you have to be willing to let go of the idea of “This is how we have always done it”, because that will lead to failure to move forward and push the building industry forward. This is why we have started to focus on the building science and go beyond code for our builds. We are building high performance homes that will be easy to maintain and last for generations.
